Real Estate Outlook – Sarasota & Manatee Counties July 2012
Despite the typically slower summer months, our market is showing signs of increased pending
activity compared to both last month and last year. The decrease in sold properties reflects the
temporary pause in activity from last month caused by Tropical Storm Debby.
Listings are staying on the market for a shorter period of time as the competition for available
properties increases. The average number of days on the market dropped 5.6% in Sarasota
County 3.9% in Manatee County month over month and 13.4% in Sarasota County and 10.9%
in Manatee County year over year. This is in line with the experience of our agents, who report
an increased occurrence of multiple offers on competitively priced properties.
